My property in rural San Antonio has really appreciated should I sell or refinance and pay off all my bills?
The property is located @15 minutes from downtown San Antonio...10 acres w/old concrete block farmhouse w/front porch & old concrete dairy barn, 8 prolific pecan trees, one Charlie Brown pecan tree..an ancient grapevine arbor in the front of the house...a true diamond in the rough....many old graceful mesquite trees..it has fairly dense woods with lots of peaceful meditating areas....many varieties of wild flowers and cacti....well water, city water available..it is 5 acres wide, 2 acres deep...farm land on 3 sides....small cut-through hwy in front..up off the road...private..it sits between two small towns that have many amenities...only 4 miles from major freeway & 4 miles from the loop 1604...@10 miles from new Toyota Plant...it would make a beautiful home place....could be sub-divided or if someone wanted a homeplace that is self-contained..it is perfect by homestead standards.....I was told it was worth at least $500 thousand....the property name is "La Hacienda Pacifica"....
I have 5 years experience in mortgage and Real Estate.. you can do whatever you want with your property, remember the longer you hold on to it, the more it appreciates. When it comes to paying off debt, you need to consider a few things:
1) if you consolidate your debt, you may be able to deduct it on your taxes (consult a tax accountant beforehand).
2) or you can just refinance, get a better rate, and use your savings to pay off your exsisting debt. Especially with the interest only loans available, they can reduce your mortgage payment considerably. (you need to consult with a TX licensed mortgage broker for those options).
The last option is nice because it doesn't eat away at any of your equity.
